Balance sheet template UAE with tax balances

The balance sheet shows what a business owns and owes on a single date. In the UAE it also carries balances that tell an auditor or lender whether compliance is under control: VAT payable or recoverable, corporate tax payable, the end-of-service provision and any post-dated cheques. This page gives a layout, explains the UAE lines to watch, shows a filled-in example and covers how HelloBooks keeps it balanced.

The layout

Present assets, then liabilities, then equity, with current and non-current items split. This matches the statement of financial position under IFRS, which most UAE auditors use.

  • Non-current assets: property and equipment, intangibles, deposits
  • Current assets: inventory, trade receivables, PDCs receivable, prepayments, VAT recoverable, cash and bank
  • Non-current liabilities: end-of-service provision, long-term loans, lease liabilities
  • Current liabilities: trade payables, accruals, VAT payable, corporate tax payable, PDCs issued
  • Equity: share capital, owner current account, retained earnings

UAE lines worth a second look

VAT payable at the balance sheet date should agree with the VAT return for the period just ended, less any payment already made. A recoverable balance that keeps growing may mean refund claims are overdue or input tax is being claimed wrongly.

The end-of-service provision should cover what every employee would receive if they left on the balance sheet date. Owner current accounts in small UAE companies often grow quietly; lenders and auditors will ask about them.

Sample filled-in example

A Sharjah general trading company at 30 June 2026.

  • Non-current assets: vehicles and equipment AED 214,000; rent deposit AED 18,000
  • Current assets: inventory AED 392,000; receivables AED 461,000; PDCs receivable AED 75,000; bank AED 128,000
  • Total assets: AED 1,288,000
  • Liabilities: payables AED 318,000; VAT payable AED 22,400; accruals AED 26,600; end-of-service provision AED 97,000
  • Total liabilities: AED 464,000
  • Equity: share capital AED 300,000; retained earnings AED 524,000; total AED 824,000
  • Check: liabilities plus equity AED 1,288,000 equals total assets

Balance sheet in HelloBooks

Because HelloBooks uses double entry for everything, the balance sheet always balances. The real question is whether each line is right, and the AI agent helps there: it flags a VAT control account that does not agree with the last return, a suspense balance left open, or a bank account not reconciled since last month.

Ask "what is in other receivables?" and you get the list behind the number. Accountants can add their own groupings and notes, and firms can request a balance sheet layout tailored to their clients by emailing hello@hellobooks.ai.

FAQ

Frequently asked questions

What is the difference between a balance sheet and a P&L?
The P&L shows performance over a period; the balance sheet shows the position on one date. Net profit from the P&L flows into retained earnings on the balance sheet.
Where does VAT appear on the balance sheet?
As a current liability if you owe the FTA, or a current asset if you are due a refund, based on the VAT control accounts.
Should post-dated cheques be on the balance sheet?
Many UAE companies show PDCs received as a separate receivable until they clear. Agree the treatment with your auditor.
