Common VAT return mistakes in the UAE, and how to catch them before filing

Most VAT return errors in the UAE are not clever tax positions gone wrong. They are bookkeeping slips repeated every quarter until someone notices. Since 14 April 2026 the penalty regime has changed, with a fixed penalty for an incorrect return and monthly penalties on underpaid tax. Here are the mistakes we see most often, what each one costs and the check that catches it.

What an error costs now

Under Cabinet Decision No. 129 of 2025, effective 14 April 2026, published summaries list a penalty of AED 500 for an incorrect tax return, rising to AED 2,000 for a repeat. No penalty applies if the return is corrected before the due date, or through a voluntary disclosure with no impact on the tax due. Where tax was underpaid, a voluntary disclosure carries a penalty of 1% a month on the tax difference until it is submitted, with a fixed 15% added if the disclosure follows an audit notification.

In other words, catching an error before filing costs nothing. Catching it a year later costs real money.

Mistakes 1 to 4: sales side

The output side of the return is where the biggest amounts move.

  • Wrong emirate in Box 1: all sales reported under the head office emirate, even those made from a branch in another emirate.
  • Missing reverse charge in Box 3: foreign software, advertising and consultancy bills posted as plain expenses with no VAT.
  • Zero-rated exports without evidence: services to overseas clients zero-rated without proof the client was outside the UAE, or goods exports without customs and shipping documents.
  • Wrong period: VAT reported when the customer pays rather than at the date of supply, especially for deposits and advance payments.

Mistakes 5 to 8: purchase side

Input tax errors are less visible, which is why they last longer.

  • Recovering VAT without a valid tax invoice: a receipt or a supplier quotation is not enough.
  • Recovering blocked VAT: client entertainment and motor vehicles available for personal use are the classic examples.
  • Claiming the same bill twice: once from the email attachment and again from the paper copy.
  • Recovering VAT on costs used for exempt supplies, such as maintenance on a residential building you rent out.

Worked example: one missed reverse charge

A Sharjah e-commerce company pays AED 9,000 each quarter for overseas advertising and software subscriptions. For three years, nobody posts the reverse charge. Because the company has full input tax recovery, the VAT due and VAT recoverable would have cancelled out, so no tax was lost. But every one of those twelve returns understated Boxes 3 and 10.

Under the rules described above, an error with no impact on the tax due can be corrected without the monthly penalty. Whether each period needs a voluntary disclosure or a correction in a later return depends on the FTA's current rules, which changed with the Tax Procedures Law amendments from 1 January 2026. Take advice. Compare that with a company that recovered AED 4,000 of VAT on client dinners each quarter: that is underpaid tax, and the 1% monthly penalty applies until it is disclosed.

A pre-filing review that catches most of these

Before each return, someone should spend thirty minutes on five checks: the emirate split against your branch structure; Box 3 against Box 10; every zero-rated sale against its evidence; a scan of Box 9 for entertainment, vehicles and missing TRNs; and the net VAT against the VAT control account in the ledger.

In HelloBooks the AI runs these checks on the VAT 201 draft and lists what it finds in plain English: 'four supplier bills with VAT and no TRN, AED 1,230 of input tax'; 'foreign software bills with no reverse charge'. Your accountant clears the list and files on EmaraTax. Firms that want their own pre-filing checklist built into the system can ask for it through /book-a-demo.

FAQ

Frequently asked questions

Is a small error worth correcting?
Yes. Rules introduced from 1 January 2026 allow minor or nil-impact errors to be corrected in a later return in many cases, but the FTA sets which cases still need a voluntary disclosure. Correct errors as soon as you find them and keep a note of what changed.
Can I amend a return after filing?
Corrections after filing go either through a later return or a voluntary disclosure, depending on the FTA's rules for that error. Our post on voluntary disclosure explains the decision.
What is the most expensive mistake?
Usually long-running input tax over-claims, such as blocked items or costs linked to exempt supplies, because they create underpaid tax and the 1% monthly penalty keeps building until disclosure.
Does using software prevent all errors?
No. Software catches mechanical errors and flags doubtful items. The VAT treatment of unusual transactions still needs a person who understands the business and the rules.
