VAT return deadline UAE: the 28-day rule and what lateness costs

Every VAT-registered business in the UAE works to the same rule: the return and the payment are due no later than the 28th day after the tax period ends. The standard period is three calendar months, though the FTA can assign another. Missing the date now means a fixed late-filing penalty and, since April 2026, a late-payment charge worked out at 14% a year. Here is how to read your own deadline and stay clear of both.

How the HelloBooks AI agent handles it

You ask in plain English, the AI does the bookkeeping work, and you or your accountant approve the result.

  • You ask: “When is our next VAT return due and how much will we owe?”
  • The AI agent: HelloBooks reads your tax period from settings, shows the due date, and estimates the net VAT from posted invoices and bills to date, flagging documents still waiting for approval.
  • You review: You confirm the estimate once the period closes, approve payment from your bank, and file the return on EmaraTax before the 28th day.

The rule in the law

Article 64(1) of the Executive Regulation requires the FTA to receive the return no later than the 28th day following the end of the tax period, unless the FTA directs another date. The FTA's filing page says the same thing for both obligations: file the return and make the payment within 28 days from the end of your tax period.

Article 62(1) of the Regulation sets the standard tax period at three calendar months, ending on the date the FTA determines. Article 62(2) lets the FTA assign shorter or longer periods, so check the period shown on your registration certificate in EmaraTax rather than assuming calendar quarters.

Reading your own deadline

Count 28 days from the last day of the period. A period ending 30 September 2026 is due by 28 October 2026, the date the FTA was flagging on its site as the filing deadline in October 2026. A business whose stagger ends on 31 October would file by 28 November, and one ending on 30 November would file by 28 December.

Payment has to arrive by the same date, not simply be sent. Leave time for the bank transfer to reach the FTA, particularly around public holidays.

  • Period ending 31 March: due 28 April
  • Period ending 30 June: due 28 July
  • Period ending 30 September: due 28 October
  • Period ending 31 December: due 28 January

What a missed date costs

Cabinet Decision No. 40 of 2017, as amended by Cabinet Decision No. 129 of 2025, sets AED 1,000 for a late return the first time and AED 2,000 for a repeat within 24 months. Late payment now attracts a monthly penalty calculated at 14% a year on the unpaid tax, for each month or part of a month. That replaced the earlier percentage penalties from 14 April 2026.

On AED 60,000 of unpaid VAT, 14% a year works out to about AED 700 for each month or part month it stays outstanding, on top of any late-filing penalty.

Keeping the date in HelloBooks

HelloBooks shows the next due date on the VAT screen and the AI agent reminds the owner and the accountant as it approaches. Because bills are captured from photos and email as they arrive, and bank statements uploaded from Emirates NBD, ADCB, FAB or any other bank are matched by the AI, the quarter is mostly reconciled before it ends. Partner firms that manage many clients see every client's close status in one firm console.
